CBC Worldwide Commemorates 115 Years

There are few brands in real estate that rise to the level that Coldwell Banker does. Not only has the name been etched on the foundation of an industry, it has survived the test of time, enduring market shifts and rising strong from devastating earthquakes as well as. Coldwell Banker Commercial (CBC) is part of the oldest and most respected national real estate names in the country. The company was founded in 1906 after the San Francisco earthquake by Colbert Coldwell, who was joined later by Benjamin Banker.

If you pay any attention to commercial real estate news, you can’t help but notice that industrial is the darling of the Commercial Real Estate (CRE) sector right now. With the exponential increase in e-commerce demand over the past year due to the COVID-19 pandemic, this sector is having an amazing year. And the disruptions in supply chains have really underscored the need for additional industrial real estate across the U.S. As stated by Anthony M. Graziano, MAI, CRE, CEO of Integra Realty Resources, “One of the key lessons of the coronavirus crisis has been the need to re-think supply chain management with businesses supplementing traditional, ‘just-in-time’ strategies, meant to minimize costs, with ‘just-in-case’ measures.”

Let’s Compromise…The Art of Negotiation

I’ve always enjoyed a good debate, conversation, or negotiation.  I started honing my negotiation skills at a very young age, thanks to my mother.  She would offer me a cookie and I would counter-offer by asking if I could have four or five.  She would say “Why don’t you start with one or two?”  In my mind I just got her to double her initial offer!  I would often end up with three cookies in exchange for being a happy child, and a promise to eat my dinner.  A 300% increase from the initial offer and more than enough to satisfy my desire. Now, I find myself negotiating in so many aspects of my real estate career.  It is not just the price of a property for my client nor the time frame it will take to close—the negotiations include: listing agreements, lease terms, contingencies, repairs, inspections, personal property, tax prorations, build-out costs, rent commencement dates, asking price, personal guarantees, and cost-sharing, just to name a few.  Over the years, I have learned many traits of a good negotiator and skills to help my clients reach their goals.

Here’s One Time Amazon Hasn’t Been “On Trend”

There’s no denying that in recent months, one of the fastest-growing trends, especially among tech companies, is to have their employees work remotely, whether from home or from wherever they choose. Google and Facebook, for instance, have given their employees the option to work remotely through next summer. And Jack Dorsey, the CEO of Square and Twitter, has said that his team can choose to work remotely forever if they’d like. And plenty of other big-name corporations have offered similar options to their employees.
