Industrial Warehouse Space on 11 Acres in Charlotte, NC Sells for $3.9M
CHARLOTTE, N.C. (Jan. 23, 2025) – Coldwell Banker Commercial Realty is proud to announce the $3.9 million sale of 14,626 square feet of warehouse space in Charlotte, North Carolina. The light industrial property spans three buildings on 11 acres (7.4 acres net) at 7511 Grier Road.
Ryan Pilsy of Coldwell Banker Commercial Realty represented the seller, GROR LLC, who had leased the warehouse building to Bland Landscaping. Jack Arnstein of Imperium Capital represented the buyer, IG Logistics LLC. According to Pilsy, the new owner intends to use the property as Industrial Outside Storage (IOS) and as a triple net (NNN) lease. The property is ideally situated between Old Concord Road and E.W.T Harris, less than five minutes from North Tryon Street.
The transaction was off-market and took six months from the execution of the contract to closing. Pilsy met the seller two years ago after contacting them during a marketing campaign and they stayed in touch. When GROR was ready to sell, Pilsy and his client immediately began working with IG Logistics.
“Both sides were excited about the opportunity as the seller has been offloading assets and this is the buyer's first IOS acquisition in the Charlotte metropolitan statistical area. After each side worked through the closing of underground storage tanks on the property, we were able to close the property smoothly,” said Pilsy.
